Real Estate Values (Bubble 2.0)?

Here in Georgia prices are way up, and there's little inventory. We've been looking to "upgrade", but can't find exactly what we want. Even when we do find a nice one, they're all snatched up in less than a week. I have a sick feeling that the bubble will burst at some point, and perhaps soon. Prices are well over 2008 levels around here. This article is from 2006, but explains part of the drivers for a possible "Bubble 2.0". I'm interested in what others think, and if you're seeing the same thing in your area (i.e. high prices, no inventory, houses being sold in a day or less than a week routinely):

Home prices are still down around here. They have gone up a bit but there are still a lot of foreclosures.

I wouldn't call it a bubble yet. Prices are definitely rising though, and some homes don't last a day on the market. Still, people that want homes can find them, it just takes a little longer.

You now the bubble is about to burst when the shoe shine guy on the corner starts talking about investing in real estate.

Truthfully, people still aren't getting helocs. Once that takes off again, then we will be heading for trouble. When folks treat their homes like ATM's, big trouble is on the horizon.

I bought my house in 2008 and it has doubled in price in 8 years. I feel it will hold or increase in value, and around this time in 2018 I am cashing out.
