Let me clarify, never been to Portland, never lived there, never even heard of Portland and I've lived in Tennessee all my life.
Had to Google search just to see where the hell it is located.
Can't help you and it seems you don't want to talk about things you already know about your future new home town, sorry for wasting your time.

Ok, let me clarify.
I’m looking at a house there. I know about the terrain, the annual weather, what stores are there, etc.

I have to be picky because my wife will be working from home now and requires hi-speed internet which I confirmed is there. Be near her dad and preferably near Nashville.That is all she cares about. All I care about is must be new, no flood zones, no tornado alley, a min of 1 acre and a garage.
Just those few things are believe or not, hard to come by.

Reason I asked is to see if people that may be familiar with it, liked it and/or had some intel.

I know awhile back, I started a thread where we could be and it is much appreciated it. But we had to narrow it down and Tn was it.

Never been to Portland... you'll find few who have that don't actually live there. No reason to be there. Portland is like many Tennessee small-town USA.... old and inbred. It's flat and ugly. Portland is like many places that folks are stuck in, not move to. That said, if it meets your personal criteria then all of that is irrelevant. An acre and garage will be easy enough to find. If it must be new never lived in, build yer own cuz I would expect most any new spec home building will be a smaller subdivision. As far as flooding, Google Portland TN flood. You'll find plenty of reports of flooding and where.

Surely a realtor will be 100% more helpful than us here chirping. Good luck.

Fully understand. Buying new has been more than a chore and is very frustrating. I was/am looking at anything everything east of Nashville. Including by you. I am trying to stay within an arms throw of Nashville but getting hard. My dad in law is there.

But short criteria, you’d think it would be easy considering my criteria. At least an acre, a garage, hi-speed internet to name a few. No floods, no tornados and no elbow to elbow neighbors.

Here is one of the houses. They’ve been buying up farms and building homes. Cornfields just across the street. Hi-speed internet and all.

No tornados in TN is going to be hard. It just comes with the weather. But overall, it’s pretty sedate. I live about an hour from Portland. It’s a nice small town. Rolling terrain and great strawberries. It’s close to KY and there’s. cabelas in Bowling Green, so you can buy long guns there with cheaper tax than TN. Your not far from some great state parks and Dale Hollow Lake is spectacular. When you get here, give me shout.
